Why is my property called a condominium when it may or may not be a detached home?
The legal descriptions of all the properties in Los Rios are condomiums. You own a “Unit” in one of nine phases of Los Rios; and, simply stated, you also own an equal share of the Common Area in your Phase. (See your Grant Deed, Exhibit “One” and your CC&R’s Article 3.1 for a legal description of this.) As an owner of a “Unit” in Los Rios and as a Member of the Los Rios Homeowners Association, you are required to maintain the entire exterior and interior of your Unit including painting and roofing repairs to the standards set forth by The Association.
What if I own more than two cars?
A resident may only park two cars within Los Rios and they must be parked in the resident's garage. However, if a resident has more than two cars and if they meet the requirements under the Rules and Regulations to park a third car in the community, they may be able to park the third car in the Overflow Parking Lot. Not all residents with more than two cars will receive an assigned spot in the Overflow Parking Lot. If you do not meet requirements to park in the Overflow Parking Lot or there is not sufficient space, the third vehicle must park outside the community.
Where do my guest(s) park when they come to visit me?
The guest parking spots are available in every cul-de-sac for guests visiting Los Rios residents. There is no parking on the main or side streets; overnight parking requires a parking permit issued by our security company.
Can I use the pool at Los Rios and at the Community Center?
Yes, the pool in Los Rios is for residents and up to 6 guests accompanied by the resident. All owners should have received at key at the close of escrow; replacement keys will cost $100. The Community Association of Bernardo Heights pool is also available and residents should also have received a pool key from the Seller prior to close of escrow. There is a $50 cost for a replacement key. If the Seller does not provide a pool key to the new buyer then the Buyer should go to Bernardo Heights Community Center with their closing statement from escrow as proof that they are the new resident, and a key will be assigned to them for the fee of $50.
Can my children or grandchildren go swimming in the Los Rios pool and/or the BHCC pool?
Yes, but since there is no lifeguard in attendance at either pool, an adult must supervise any children/grandchildren under the age of 14.
Can I have a pet and are there any size limitations?
Yes, you may have up to two (2) pets (there are no size restrictions) and all residents must clean up after their pets. City leash laws are upheld (reference San Diego County Code 62.672). All residents are expected to control the noise of their barking dogs.
What if I would like to make some changes on the exterior or interior of my home?
Any exterior alterations, removals, or replacements, and interior alterations that affect the exterior appearance or change any structural component of the building must be approved by the HOA prior to commencement of construction.
What does my Homeowner Association Fee pay for?
Each month the residents of Los Rios pay a HOA fee of which a part is used for common area maintenance of Los Rios, insurance for common areas of Los Rios, security gate, water, sewer, trash pick-up, roads and Bernardo Heights Community Center/Bernardo Heights.
Do I carry my own fire insurance policy for the interior and exterior of my home?
Yes, it is expected that all residents insure their own property. You must insure your unit against loss by perils under a “broad form” or “all risk” policy of hazard insurance. (This is a bare minimum requirement.) It is the HOMEOWNER’S RESPONSIBILITY to have their insurance agent list the “Los Rios Owners’ Association” on their insurance Policy’s Declaration Page as an “additional interest” with copies of that declaration page being sent to the Los Rios Management Company on an annual basis.
When do I put out the garbage bins?
Trash pickup is every Tuesday morning unless New Year's Day, Thanksgiving Day, or Christmas Day fall on Monday or Tuesday, and then the trash is picked up the following day. The black bin is for household trash and is picked up weekly. The blue bin is for recycle items and is picked up every other week. For more information on trash and recyclables, call the Daily Trash Customer Service at 619-702-3300. They can also provide you with different size containers if needed.
Where do I get my mail and is my mailbox key included with the purchase of my home?
The Seller provides you with a mailbox key(s) and the number of the box to which you are assigned.
How do visitors enter into Los Rios using a security gate?
When escrow closes, the new resident calls the management company (Elite Management: 858/485-0881) and gives Elite their telephone number. Elite then programs their number at the security gate so guests can dial your code number when they arrive at the gate for you to let them in. When you answer the telephone in your home and the guests identify themselves, then you push 9 on your telephone and then hang up. The gate will open to admit the guests. Phones with caller ID blocking will be unable to use this feature.
Are there playgrounds within Los Rios for children to play?
No, there are no playgrounds within Los Rios but there are wonderful playgrounds provided through the residents HOA fee that are located at the Bernardo Heights Community Center and Paseo Lucido Park.
